Weekly Mortgage Demand Declines as Interest Rates Rise for First Time in Nine Weeks

Following a prolonged period of steady or declining mortgage rates, weekly mortgage demand pulled back as mortgage rates experienced their first increase in over two months. According to the Mortgage Bankers Association (MBA), home mortgage applications fell 6.2% for the week, reflecting increased uncertainty in the economy and its impact on affordability.

Mortgage Rates See a Slight Uptick

The average interest rate for a 30-year fixed-rate mortgage with conforming loan balances ($806,500 or less) rose to 6.72% from 6.67% the previous week. This shift marked the first rate increase in nine weeks and was accompanied by a rise in loan origination fees, nudging total borrowing costs higher.

This uptick in rates has contributed to a notable reduction in demand for refinance home loans, which dropped 13% week-over-week. However, refinance activity remains 70% higher than the same period last year, buoyed by earlier declines in rates that encouraged homeowners to capitalize on refinancing opportunities.

Home Purchase Applications Remain Steady

Despite the modest increase in mortgage rates, spring homebuying activity remained relatively stable. Home mortgage applications for purchases were effectively flat, edging up just 0.1% compared to the previous week but rising 6% year-over-year.

According to Mike Fratantoni, Chief Economist at MBA, "Growing inventories of homes on the market and steadier mortgage rates are supporting spring homebuying activity thus far." Applications for government-backed loans, such as FHA mortgages, increased 3%, signaling continued demand within certain buyer segments.

Looking ahead, the mortgage rates forecast remains uncertain. Industry analysts anticipate that mortgage rates will continue fluctuating within a narrow range, influenced by broader economic indicators and policy decisions from the Federal Reserve. The Fed's latest updates could introduce additional volatility, potentially shaping borrowing costs in the coming weeks.
