Market Shifts Favor Inland Properties as Coastal Areas Face Economic Pressures
Florida’s housing market continues to adjust amid rising insurance costs, stricter structural inspections, and evolving climate risk considerations. While the overall condo market in the state faces headwinds, inland Florida has emerged as a relative stronghold, with median condo sale prices increasing by 5.4% year-over-year as of January. In contrast, Florida condo prices on the Gulf Coast and Atlantic Coast have declined by 4.8% and 3%, respectively, according to a Redfin.
Driving Factors Behind Inland Florida’s Condo Strength
One of the key reasons inland Florida’s condo market remains more resilient is reduced natural-disaster risk, leading to lower insurance costs and HOA fees. In contrast, many coastal areas, still grappling with prior hurricane damage, are seeing special assessments and increased maintenance costs due to newly enforced safety regulations.
The 2021 Surfside condo collapse prompted legislative reforms, including Senate Bill 4-D, requiring structural inspections for condos older than 30 years and sufficient reserve funds for maintenance. While many large housing stock properties along the coast now face costly compliance expenses, inland condos—typically newer and often under two stories—aren’t yet burdened by these requirements, keeping costs lower for buyers.
Additionally, inland Florida metros like Orlando, Gainesville, and Lakeland feature more affordable HOA fees, with Tallahassee recording the lowest median fee at $250 per month. By comparison, Key West’s median HOA fee stands at $1,063, reflecting higher upkeep costs and extensive flood risk concerns. Only 4.8% of inland condos are designated with high flood risk, while the figure is 59.4% for the Gulf Coast and 45.7% on the Atlantic Coast.

Condo inventory levels in inland Florida have risen 37.5% year-over-year, significantly outpacing the 27% increase on the Atlantic Coast and the 19.2% increase on the Gulf Coast. Although rising inventory provides more options for potential buyers, it also indicates slowing home sales, with inland condo transactions dropping by 15.9% annually.
Higher mortgage rates have further shaped condo affordability, as buyers now utilize payment calculators to gauge monthly costs more precisely. Some sellers are adjusting pricing strategies to attract interest, but competition remains notable in high-demand segments. Real estate agents working in the region report that well-maintained, low-cost condos continue to sell, while units burdened by rising fees and impending inspections often linger on the market.
